If you are thinking about selling your existing home to purchase a new one, it is always important to make sure that your home is ready for viewing by the public.  In an effort to ready yourself for the Open House and appointments generated by a Realtor listing, consider doing a few of these easy things:

1. Pack up personal clutter in boxes so that the prospect does not have to look past all of your personal belongings. If you are not sure how much to box up, ask your Real Estate professional. More is better!

2. Take down heavy window treatments and clean the windows.

3. Clean the front porch, stoop and door. Add a potted plant for color.

4. Make sure the house sparkles so have it cleaned thoroughly and vacuum before every showing. Smell is also important to the people looking at your home, so make sure the aroma in your home is not overwhelming. Candles, cookies in the oven, air sprays and the like will help with this.

If you are thinking of making some home improvements and want to know what will get you the most bang for the buck, consider kitchen and master bath updates; including tops, lighting,  faucets, floors and paint.

To really increase the saleability of your home, remember that buyers want a home that is well maintained. They often check the age of the roof, dented front door and garage doors as well as whether the windows are fogged and need to be repaired or replaced. Get ahead of the inspector, by getting your roof checked out and making the repairs that are noted ahead of time. Buyers will always give you credit for a well maintained home when making an offer!
